1. Who Operates This Website

The Mortgage by Fox FSBO Property Hub is operated and administered solely by Timothy J. Fox. Tim is the only individual with administrative access to the website and to information submitted through its property-feature process.

The Property Hub is maintained for Tim’s individual use. It is not operated or administered by FBC Mortgage, Inc., and it is not a shared website for other Mortgage Loan Originators working with FBC Mortgage, Inc.

Timothy J. Fox is a Mortgage Loan Originator working for FBC Mortgage, Inc. That professional relationship is disclosed because the website also contains mortgage education and provides visitors with the option to contact Tim about financing.

Information approved for a published property listing, including the property address, asking price, description, photographs, features, and seller-approved contact information, will be visible to the public.

Website hosting, email, security, and other technical service providers may process limited information as necessary to operate the website, but they are not authorized to use submitted property information for their own marketing purposes.

2. Information You Provide

The initial property-feature form collects only the property owner’s name, property address, email address, and telephone number. It also asks the person submitting the request to confirm that the property is owner-direct, that the person is at least 18 years old or has legal authority to act for the owner, and that Tim may make contact.

After Tim speaks with the owner, the owner may choose to provide property facts, descriptions, photographs, and permission to use those materials through direct email or other communications. These materials are collected only for evaluating, preparing, and publishing an owner-approved property presentation.

Visitors may also voluntarily provide information when they contact Tim by email or telephone, ask about mortgage financing, or request a correction, update, or removal.

The Property Hub does not request or collect Social Security numbers, bank account information, credit reports, income documents, tax returns, mortgage application documents, or other sensitive financial information. Please do not send those items through the property-feature form or by ordinary email.

3. Information Collected Automatically

The website may automatically collect limited technical and usage information, including pages visited, referring websites, approximate geographic region, device type, browser type, and website performance information. This information is used to understand website traffic, maintain security, and improve site performance. The website may use Vercel Web Analytics, which is designed to provide anonymized website statistics without using cookies.

4. How Information Is Used

Information collected through the Mortgage by Fox FSBO Property Hub may be used to:

• Respond to requests to feature an owner-direct property
• Confirm that a property is being offered directly by its owner
• Communicate with property owners about their properties and the feature process
• Review property information, photographs, descriptions, and other submitted materials
• Prepare owner-approved property pages, social-media flyers, and related marketing materials
• Publish and promote property information that the owner has approved for public use
• Respond when a visitor specifically requests mortgage information or assistance
• Maintain, secure, operate, and improve the website
• Understand general website traffic and performance
• Correct, update, archive, or remove inaccurate, outdated, unauthorized, or unavailable property content
• Respond to privacy, copyright, correction, and removal requests
• Meet applicable legal, regulatory, security, recordkeeping, and compliance obligations

Information submitted solely for consideration of a property feature will not be treated as a mortgage application. Mortgage assistance will be provided only when a visitor specifically requests it.

5. Information Displayed Publicly

Information submitted through an initial property-feature request will not automatically be published.

Before a property is featured, the owner will have an opportunity to review and approve the property presentation. Once approved, information displayed publicly may include:

• Property address
• Asking price
• Property type
• Property description
• Property features, specifications, and improvements
• Property photographs
• Open-house or showing information
• Seller-approved contact information
• Other property information specifically approved by the owner

Published property information may be viewed, copied, shared, indexed by search engines, or distributed through social media and other public channels. Owners should approve only information and materials they are comfortable making publicly available.

Private contact information will not be included in a published property page unless the owner specifically authorizes its publication.

An owner may request a correction, update, archive, or removal by contacting tim@mortgagebytimfox.com. Removal from the Property Hub will not necessarily remove copies previously saved, shared, indexed, or published by unrelated third parties.

6. When Information May Be Shared

Personal information is not sold, rented, or exchanged for marketing lists.

Information may be shared only when reasonably necessary in the following circumstances:

• Website and technical services: Limited information may be processed by website hosting, form delivery, email, analytics, security, storage, and other technical service providers that help operate the Property Hub.
• Public property listings: Property information and materials specifically approved by the owner may be published on the Property Hub and shared through social media, newsletters, flyers, QR codes, and other public marketing channels.
• Mortgage assistance: Information may be provided to FBC Mortgage, Inc. or entered into an FBC-approved system only when a visitor specifically requests mortgage information or assistance, or when sharing is otherwise required for Tim to perform his duties as a Mortgage Loan Originator.
• Professional assistance: Information may be shared with legal, accounting, compliance, security, or other professional advisers when reasonably necessary to operate the website, address a dispute, or satisfy an obligation.
• Legal and regulatory requirements: Information may be disclosed when required by law, regulation, court order, subpoena, valid legal process, regulatory request, or a lawful request from government or law-enforcement authorities.
• Protection of rights and safety: Information may be used or disclosed when reasonably necessary to investigate suspected fraud, unauthorized content, security threats, unlawful activity, or potential harm to a person, property, or the website.
• Change in website operation: If ownership or operation of the Property Hub changes, relevant information may be transferred as part of that change, subject to the commitments described in this Privacy Policy.

Submitting a property-feature request does not authorize the information to be used as a mortgage application or automatically transferred to FBC Mortgage, Inc.

7. Property-Feature and Mortgage Inquiries Are Separate

Submitting a request to feature a property does not constitute a mortgage application, request for preapproval, or authorization to obtain credit information.

Information provided solely for a property feature will be used to evaluate, prepare, publish, maintain, or remove the property presentation. It will not automatically be submitted to FBC Mortgage, Inc. or entered into a mortgage-processing system.

If a property owner, buyer, or other visitor specifically asks Tim for mortgage information or assistance, Tim may respond in his capacity as a Mortgage Loan Originator working for FBC Mortgage, Inc. Additional information, authorizations, disclosures, and privacy notices may be required before a mortgage application, credit review, preapproval, or other mortgage service can begin.

Visitors are not required to request mortgage assistance from Tim or FBC Mortgage, Inc. as a condition of submitting, publishing, viewing, or responding to a property feature.

8. Information Retention, Correction, and Deletion

Personal information and submitted property materials will be retained only for as long as reasonably necessary to respond to an inquiry, evaluate or maintain a property feature, operate the website, resolve a dispute, protect the website and its users, or satisfy legal, regulatory, compliance, and recordkeeping obligations.

Information associated with an active property feature may be retained while the property remains available. When a property is sold, withdrawn, no longer offered directly by its owner, or otherwise becomes unavailable, the public property page may be updated, archived, or removed.

Internal copies of communications, approvals, property materials, and prior page content may be retained when reasonably necessary to document the owner’s authorization, address corrections or disputes, comply with legal obligations, or maintain appropriate business records.

A person may request access to, correction of, or deletion of personal information by contacting tim@mortgagebytimfox.com. Requests may require reasonable identity verification before action is taken.

Deletion requests will be honored when reasonably possible. Certain information may be retained when required by law, regulation, legal process, compliance obligations, security needs, fraud prevention, dispute resolution, or legitimate recordkeeping requirements.

Removing information from the Property Hub cannot guarantee deletion of copies previously saved, shared, indexed, cached, or published by search engines, social-media platforms, or unrelated third parties.

9. Information Security

Reasonable administrative, technical, and physical safeguards are used to protect personal information against unauthorized access, loss, misuse, alteration, or disclosure.

Administrative access to the Mortgage by Fox FSBO Property Hub and information submitted through its property-feature process is limited to Timothy J. Fox. Website hosting, form delivery, email, analytics, security, and other technical service providers may process limited information as necessary to provide their services.

The website will use secure connections and access controls appropriate to the nature of the information collected. Service providers will be selected with consideration for their security and privacy practices.

No website, email system, database, or method of electronic transmission can be guaranteed to be completely secure. Visitors should not submit Social Security numbers, bank account information, credit reports, tax returns, income documents, account passwords, or other sensitive financial information through the property-feature form or by ordinary email.

A person submitting a property-feature request, authorizing the publication of property information, or requesting mortgage assistance must be at least 18 years old or acting with appropriate legal authority on behalf of the property owner.

The website is not directed to children under 13 years of age and does not knowingly request or collect personal information from children under 13.

If Tim learns that personal information from a child under 13 has been collected, reasonable steps will be taken to delete it. A parent or legal guardian who believes that a child has submitted personal information may contact tim@mortgagebytimfox.com.
